At the onset all parties are clearly informed of their obligations to ensure that all landlords and tenants have a hassle free experience and when problems occur ( and they do occasionally!) they are resolved quickly and fairly. Landlords must register their property with Rent Smart Wales within 12 weeks of signing an agreement to let. Under licence conditions, failure to do so will result in Bidmead Cook reporting the Landlord to Rent Smart Wales.

Cover on property

Only one policy is required per property regardless of the number of tenants. This means the policy is still valid even when the tenants change, providing the requirements have been met. * subject to policy terms and conditions.

Continued Payment

The rent will continue to be paid until vacant possession is obtained regardless of when a claim is made during the AST * Subject to terms and conditions of policy.

Secure Cover

In the event of a claim, at no extra cost, our solicitor can serve the section 8 and 21 notices. We will cover up to £50,000 total rent payment per claim. Legal expenses cover is up to £100,000 to gain vacant possession.
